Tax-Deferred Exchanges

Mr. Hamilton joined the Pioneer 1031 Company in 2002 as Vice President. The Pioneer 1031 Company helps people who are selling investment real estate defer paying capital gains tax to the Internal Revenue Service (IRS) and defer paying state income tax to the state tax authorities. The IRS requires that your exchange funds be held in a "safe harbor." This is accomplished by having those funds held by an Accommodator, Facilitator, or Intermediary.

When facilitating a tax-deferred 1031 exchange, the company holds the client\'s sale proceeds until they purchase Replacement Property. Since the client never has actual or constructive receipt of those funds, they are not subject to capital gains tax on that particular sale as long as they complete the exchange within the IRS guidelines.

Mr. Jesse R. Hamilton received his Juris Doctorate from Gonzaga University Law School cum laude and his Bachelor of Arts in English Literature from the University of Washington cum laude. Prior to joining the Pioneer 1031 Company, Mr. Hamilton practiced law in the private sector focusing primarily on Business and Real Estate transactions and litigation. Mr. Hamilton is a member of the Idaho State Bar Real Property Section as well as a committee member of the Idaho Land Title Association Liaison Committee. Mr. Hamilton was a recipient of the Accomplished Under Forty Award from the Idaho Business Review in 2004. Mr. Hamilton is an avid outdoorsman and enjoys volunteering time as a Board Member of the Childrens Home Society of Idaho.

Mr. Sloane Davis is the founder and Managing Partner of D.M. Financial, a national mortgage banking company, formed in 1989. D.M. Financial is also a CPA firm that specializes in home financing. As an "IN HOUSE" CPA firm, D.M. Financial is also prepared to handle associated complicated tax problems, if requested. They have offices in Richland, WA, Las Vegas, NV and Oak Ridge, TN, with their main office in the San Francisco area. D.M. Financial does business in all 50 states.

Mr. Davis holds a Bachelor of Science Degree in Marketing and Accounting from California State University at San Jose and a Masters of Science in Accounting and Real Estate Securities from California State University at San Francisco. Mr. Davis has a California Real Estate Brokers License, is a NASD Registered Principal and has completed numerous post-graduate and professional courses in income tax accounting, real estate development, and investment analysis.

After serving as Regional Accounting Manager for American Hospital Supply Corporation while in Graduate School, Mr. Davis founded The Consolidated Companies in 1972. After serving as President and Chairman of the Board, he sold The Consolidated Companies in 1988.

Dana L. Hoffstetter

Ms. Hofstetter has practiced law in Idaho for over 13 years. Her practice emphasizes water right, water quality and land use matters. She graduated from Princeton University with a Bachelor\'s degree in chemical engineering and received her Master\'s and law degrees from the University of California, Berkeley.
